Difference between condo and coop

Why are condos more expensive than coops?

Condo prices are higher than co-ops, but co-ops require a larger downpayment, higher monthly fees, and a lengthy approval process. Condos generally allow subletting of the apartment, while only some co-ops allow subletting, and the rules are complex.

What is the difference between condo and coop in NYC?

When you buy a co-op, you’re not buying real estate in the traditional sense — you’re purchasing shares of a corporation, and it’s the “co-op” that owns the building. The bigger your unit, the more shares you own. A condo, on the other hand, is a private residence in which you own the unit, making it true real estate.

Which is the better investment co-op or condo?

Condos often cost more, but allow a greater degree of freedom and flexibility than co–ops, and an easier approval process. With co–ops you can save on closing costs, afford more square footage and have lesser monthly fees, but you may loose the flexibility that is offered by condos.

Is a co-op a good investment?

The main advantage of buying a co–op is that they are more affordable and cheaper to buy than a condo. For a real estate investor looking to make passive rental income immediately, this means co–op apartments are not a good investment. This is one reason why most property investors gravitate towards buying condos.

What are the disadvantages of owning a co-op?

Co–op owners must pay not only for their shares, but a recurring maintenance fee. These can add up quickly, particularly if the unit is expensive. Overall this can still be less expensive than renting or home ownership, but some people consider it excessive. Cooperatives can also come with restrictions for residents.

Why are co-op fees so high?

Size of the Building or Community

Smaller condo or co–op buildings usually have larger monthly costs as they are shared with fewer people. More elaborate amenities that may be included in an HOA, such as a pool, concierge service or even country club access, can also increase the total cost of regular dues.

What happens when you pay off your co-op?

When you pay off the cooperative loan, the bank will return the original stock and lease to you and will also forward a “UCC-3 Termination Statement” that must be filed in order to terminate the bank’s security interest in your cooperative shares.

How much is too much for HOA fees?

Some studies suggest that you can expect to pay HOA monthly fees between $200 and $300. But the real answer is: It depends. Some HOA fees can drop to $100 a month and some can climb to more than $3,000. The general rule of thumb is the more amenities you have, the more you have to shell out in HOA fees.

Is it hard to sell a coop?

In general it is harder to sell a cooperative apartment than a condominium, just because the requirement for approval by the coop board adds a layer of difficulty not experienced in condominium sales.

Do you make money when you sell a coop?

When you move, you sell your stock in the co-op. In some co-ops, you may have to sell it back to the corporation at the original purchase price, with all the stockholders sharing collectively in whatever profit is made when the shares (unit) are resold. In others, you get to keep the profits.

Do coops appreciate in value?

Appreciation. Market rate co-ops tend to not rise in value as rapidly as condos. Low-income co-ops (which have lower purchase prices and income restrictions) also appreciate at a limited rate.

What are the benefits of a coop?

Co-ops also, as democratic enterprises owned by a group, generally provide all the benefits associated with “local” ownership, such as more local spending, more rootedness, more accountability, more local resilience, more sensible development, more creativity, more equity, and more participation… only more so.

Is it good to live in a coop?

The main advantage of purchasing a co-op is that they are often cheaper to buy than a condo. Co-ops are typically more financially stable. The instance of foreclosure is rare. Co-ops are typically going to be a higher owner occupancy rate.

What does it mean when you live in a co-op?

A housing cooperative or “co–op” is a type of residential housing option that is actually a corporation whereby the owners do not own their units outright. Instead, each resident is a shareholder in the corporation based in part on the relative size of the unit that they live in.

Do you build equity in a coop?

Since the cooperative corporation does not own any real estate, the cooperative does not build up any equity (just as a renter doesn’t build equity).

What are the pros and cons of a co-op?

Pros & Cons
  • The main advantage of purchasing a co–op is that they are often cheaper to buy than a condo.
  • Co–ops are typically more financially stable.
  • The instance of foreclosure is rare.
  • Co–ops are typically going to be a higher owner occupancy rate.
  • You can typically get better square footage for your money.

Can you get a mortgage on a co-op?

In a market-rate co–op, members are allowed to sell their shares for whatever the market will bear when they decide to sell. These are generally the types of co–ops you can get a mortgage on because a lender knows they can base the value of the loan on the value of your share.

How do I get out of a co-op?

To leave a co–op, tap the Co–op Building and then the Leave button. Once you’ve done so, you’ll be free to join another co–op or create your own! Bear in mind that if you switch co–ops too often, you’ll have to wait for a while before you can join a new one.
